  • We provide weekly vacancy inspections.
Post foreclosure
  • Eviction coordination. Moving company and locksmith hired. This includes coordination with the local Sheriff's Department. Agent is in attendance to pick up keys.
  • Rekey, secure and winterize the property
  • Clean out services, Board Up Services, debris removal, abandon cars, lawn care and snow removal ,etc.
  • Estimate repairs and submit work order.
Asset Valuation and Marketing Analysis
  • Broker Price Opinion: To be completed within 7 days including repair estimates(As-Is value, quick sale, repaired value)
  • Cost Benefit repair and Improvement analysis
  • Repair management(Electrical, Plumbing and Carpentry repairs)

 Leasing Agent & Property Manager Gloucester , Camden Counties , & Shore Area.
Corporate Employee Rental Placement.
Management of multifamily, retail rental, vacation units.
Familiarized with all aspects Commercial Leases including Net Leases (NNN) and provide full agency explanation and requirements to tenants.
• Greet and welcome prospective residents to the property and determine their needs
• Professionally present the community, specific apartments, and the features and benefits
• Perform proper follow up with prospective residents
• Ensure that office, clubroom, models and market-ready vacant apartments are in perfect condition
• Complete lease applications, assist with verification, and promptly notify prospective residents of results
• Enter all traffic, telephone calls and other daily activity into the computer
• Call or visit competitive properties to update the market surveys as needed
• Participate in ongoing resident relations including telephone calls and resident functions
• Accept resident service requests, route to maintenance department for prompt processing and follow-up
• Contribute ideas to for marketing the property and improving resident retention and satisfaction
 
Experienced with High End Apartments, Shore Property Rentals, Condos & associations & Vacation properties.
Avid property manager including CO & HUD inspections, TWP. Ordinances , Rent Rolls, P&L, Maintenance, Go Green Concept ,Apartment Readiness, Evictions , Collections & Retention and recertification. 
Familiarized with property management software, MS Office and spreadsheets.
Member of TRENDMLS/PARAGON MLS Systems.
Optimize profitability by monitoring P&L, Rent Rolls, Payroll, third party contractors and billing.
Excellent relationship with Twp., County, State and HUD Officials.
